Fall Real Estate Market Pullman WAFall is officially here in Pullman Washington.  The weather is absolutely beautiful too!  Today my daughter-in-law took the baby for a walk.  The temperatures were in the 70's and absolutely gorgeous.  You would never know it is fall quite yet!  The only signs are the beginning tinges of color in the burning bushes lining Washington State University.

The fall real estate market is also officially here as well.  Today I showed homes to some lovely buyers.  Tomorrow investment properties to one buyer and a rural property to another buyer.  I was surprised to hear a seller from one of the properties I showed today is taking his house off the market.  He told me the market is officially over for this year.  I hate to beg to differ, but as you can see....I am still showing properties!  And yes...writing offers...and closing properties too!  And with the weather co-operating I am hopeful  our market will continue.  Here is to a great fall market in Pullman!

Helping Buyers & Sellers Find Middle Ground in Todays Pullman Washington Real Estate Market

Buyers and Sellers Tug of War Pullman WA

Tug of War.  That is what I saw the other day as I was home sick from work. Anyone who knows me at all knows I am a high energy girl. Always have been. Hope I always am.  Last week I came home not feeling well.

The next day I was pretty much shot.  So I stayed home and did just what I needed to do via my iphone...while I tried to rest.

Let me reiterate...I am NOT a good sick person.  I just CAN'T stand to lay in bed.  So I got up and flipped aimlessly through the channels.  Where did I stop...HGTV of course!  


I watched a program about First Time Buyers back to back with First Time Home Sellers.  What really jumped out at me was the unwillingness of both parties to set reasonable goals or objectives. 

The First Time Home Buyers were insistent that the Seller fix everything mentioned in the Inspection Report.  Now, if you have read any inspection reports, you know that they are extremely detailed and cover everything from major problems to minor problems.  The objective of the inspection is for an unbiased professionally licensed inspector to examine the property and provide a detailed report for his client, in this case the buyer, so they can make an informed decision about the property.  Large issues certainly need to be addressed...but the sale of a home hinging on caulk around the bathtub needing to be replaced, or gutters needing to be cleaned is pretty silly. 


Then the next program was about First Time Home Sellers.  These sellers were strongly advised that their home was worth 230K.  An exact same floor plan had recently been sold down the street.  You guessed it...they wanted it listed at 250K with absolutely no willingness to budge.  In fact, after weeks of no showings they suggested maybe they were ready to drop their price 1K.  Needless to say, the house didn't sell.  And even IF, and that is a big if, in the unrealistic realm of TV that the house did get some buyer who was willing to pay 20K above what it is worth, do you really think an appraiser would agree...highly unlikely!

So putting these back to back, it caused me to think.....buyers who want everything....seller's who don't want to budge.  Tug of War.  And the sad part is that  most likely no one will win.  

Finding the Middle Ground

As  Realtors®  our job is to find middle ground.  Successful negotiation is not a science, but an art!  We work to find Middle ground on which is acceptable to Both parties.  A Realistic Willingness is what I would call it.   

For my business, I have chosen not to represent both the buyer and the seller on the same transaction. It is a choice I made when I first started in the business, and one I have held to.  And it is a decision that has served me well.  I know there are varying opinions on this issue, especially from Agents.    But is a personal choice I have made for myself and my clients.  And my clients have let me know they appreciate that.    

And I have to say that I count myself Very Fortunate.  I have worked with a fantastic bunch of buyers and sellers!  Buyers who WANT to buy a home...and sellers who WANT to sell their home.  And when that middle ground comes together...a deal that is workable for both parties....it is a great JOY.  I don't know of an agent who doesn't enjoy helping a Seller move on to new chapter in their life...and buyers who are making the house they just purchased into their Home.  I know I do!

Rain And A Hint of Blue Skies ~ Sometimes The Little Things Mean The Most!

 

Today as I drove home from the office following a torrential rain storm that hit Pullman Washington this afternoon, I saw something that really caught my eye.  The clouds were so dark...and yet through them this little sliver of the brightest blue sky I had ever seen peaked through.

It reminded me of these challenging times for so many.  The news is full of tragedies and doom and gloom.  But, occasionally, a bright blue sky peeks through.  

I had thought of stopping to get a picture, but was anxious to get home after meeting with a client at the office.  And besides, I had just tried to capture pictures of the rain as it was pounding down...so I was satisfied and went my way home.

I was relaxing a bit after starting dinner and my phone rang.  The number  looked familiar but wasn't in my contacts.  Like I always try to do, I answered.  On the end was a familiar voice.  It was a seller I had made appointments with early this year to show their home in the Pullman.  In early Spring I was fortunate to have two lovely new buyers relocating  to Pullman after taking a job at Washington State University.  I had sold them a house...this lady's house...and she was calling to thank me.  

No, I was not her agent.  In fact, I have made it a strict policy of mine not to do dual agency.  I made a decision when I started in this industry not to represent both the buyer and seller on the same transaction.  Some folks do just fine doing so, it is just not for me.  

That was a first, a seller who took the time on a Sunday afternoon to call me and thank me for bringing a buyer to her home. These sellers are older and had loved and cared for this home for many, many years.  Their love for this unique home showed in the beautiful yard that they labored in for years, and a yard they knew needed someone who was willing to take the torch.  

Now she took the time to call me....call me and thank me for finding the perfect couple for their much loved home. And I learned a lesson from a day gone by...a gentler time when people valued others enough to take the time to say Thank You.

We all know of the challenges in life...and difficult times are faced by so many.  But today, her call was that bright blue sky peeking through all those dark skies.  And if felt good....very good... :)  

Kind of like the smell of the chicken noodle soup brewing on my stove...or my lovely Granddaughter sleeping here beside me....
Life is good today...very...very...good...

Pullman Washington Supports Our Cougars....GO COUGS!

We are uniquely situated.  Spokane Washington is only about 1 1/2 hours to the North.  I personally love taking a quick trip up to Spokane and go often as I did on Tuesday.  We also have so many great outdoor escapes nearby.  If you want to take a quick hike you might try lovely Kamiak Butte.  It is only about 20 minutes North and provides fantastic views of the rolling hills of the Palouse and is a favorite for those new to Pullman.  Moscow Idaho, home of the University of Idaho, is only 15 minutes east of us, has great shopping and a fantastic Farmer's Market on Saturday.

Our town in Pullman consists of about 25, 000 residents.  That size nearly doubles once the students at WSU come to their second home in Pullman.  It sure keeps our community young at heart for sure!  And we enjoy so many wonderful benefits from hosting the university.

One of the best has got to be the Sports!  We take Cougar Athletics very seriously!   This weekend we will be jammed packed with the first Cougar Football Game! Football is definitely a great kick off to a great Sports Season  here in Pullman!   The one things you have to know about Cougs is they are tremendously loyal fans.  Folks from all over with come for the game and tailgating will be the order of the day!

To know MY Market.   I study the data daily and I go out of tour regularly so I know great homes for buyers and the competition for my sellers. I go out on tour regularly to walk these homes so I can know the inventory for my buyers and my sellers.  This is just one aspect of my daily routine so I can stay in tune with MY Market!  I also put out regular Market Reports as well both for the town of Pullman, as well as Pioneer Hill, Military Hill, Sunnyside Hill and College Hill.

Pullman WA ~A Brief Overview of Pullman & its Four Hills or Neighborhoods

Palouse Hills Pullman WA

Tucked into the rolling hills of this area of the country known as the Palouse is Pullman Washington.  Pullman has been my home for many years now. I moved here in 1992 following many years of commuting from Lewiston & Clarkston, a nearby community. 

 

My roots are strong in this great city.   I have raised my family here and my family has two businesses in this town, both located in the heart of the Washington State University.  I am a Realtor specializing in relocation and residential real estate.  That is my history.

 

Pullman's history is, of course, much longer.  Pullman was founded in 1888 by a group of early settlers.  In fact our first 4th of July celebration that we celebrate to this day all began in 1881 when George Pullman for which our town is named gave the first $50 toward our first local celebration!  Today this is still a community wide event celebrated at Sunnyside Park.  Our community has grown to over 26,000 residents.

 

Pullman is home of Washington State University which was founded in 1890 and is the state's original and largest land-grant university.  Today, Washington State University is home to approximately 25,000 students for the academic school year. So for fall to spring our community doubles in size and comes to life with great vitality!

Pullman is composed of four hills, Pioneer Hill, Sunnyside Hill, Military Hill and College Hill.  Pioneer Hill is found in the southeast section of town.  Sunnyside is located on the southwest section of Pullman.  Military Hill is located in the northwest part of town.  Last but certainly not least is college hill which is found in the northeast section of town.

Pioneer Hill is home to homes ranging from vintage to newer homes as the area developed outward. Pioneer Hill has always been greatly sought after as it provides a wonderful foundational feel with established neighborhoods and within walking distance to both downtown Pullman and Washington State University.   Pioneer Hill  is also home to lovely Lawson Garden's a formal garden with a show stopping year round show.  It is also home to Kruegel Park which is one of the children's favorites with playground equipment and playing fields. Woodcraft Park is also a quiet little park providing a great retreat.   Lincoln Middle School and Franklin Elementary School both reside on Pioneer Hill.

Sunnyside Hill also has vintage homes ranging to many new homes.  Much of Sunnyside Hill is also within walking distance to downtown. There are still parts of this hill being built and developed, and thus it is a favorite area for new construction.  It is home to Sunnyside Elementary School and Sunnyside Park.  Sunnyside Park, a favorite park for all ages with its walking trails, ponds, gazebo, community gardens and so much more. Many family gatherings and community events take place within this lovely park.  It is  also home to our local 4th of July Celebration which is a community wide event.

Military Hill is home of Military Hill Park and our indoor aquatics center.  Much of Military Hill is also within walking distance to Washington State University and is a favorite for those working at Schweitzer Engineering Laboratories which is is nearby.    It is also home to Jefferson Elementary and Pullman High School.  This area of town was developed later and homes range from the 1950's to newer homes on its outskirts. There are also condos and townhouses as well with convenient bus routes to WSU.

College Hill of course is central to our community.  It includes both houses, condos and apartments for  both students and faculty that enjoy a short walking distance to campus whether for ease or due to environmental conservation.    There are some lovely vintage homes as well as homes built into the 60 & 70, some of which have a wonderful  retro and unique feel that varies from house to house. College Hill is also home to McGee Park.
