Pullman WA Real Estate Snapshot 2014


The new year has begun and I have found the real estate market is beginning early this year.  Fortunately we are enjoying mild weather and agents are out showing.  Internet marketing has also taken a sharp increase which I find to be typical of the new year.

I work with both buyers and sellers in Pullman.  The following statistics are as of Jan 9, 2014.

The number of active listings in Pullman (99163) dropped by 11.4%from the previous month.  This is typical of winter months.  If you are considering putting your home on the market, it is a great time!  With inclement weather the buyers that are looking are very serious.  And with less inventory, the competition between homes is less!

The median number of days active properties have been listed is 154. One thing you must take into consideration here is the fact that this includes both the time it is an active listing as well as the time frame during contract to closing.  And of course, these are averages.  Properties that are highly marketable sell quickly.  In fact, I had a property go on the market and get two offers the same day as it was an exceptional property.  And we in fact had a back up offer in place!

 

The median listing price for Pullman is 224,410.  Median days on market as previously mentioned s 154.  We currently have 79 Active single family and condo listings.  Our market is quite healthy as well with a mere 6.3 distressed properties which includes both short sales and foreclosures.
