Real Estate Video Tour Pullman WAToday in Pullman, I'm going to walk through a home and do a video tour for some clients of mine who are relocating to our beautiful state of

Washington.


I have done this a couple times for my clients who are relocating to our lovely town in Pullman.


 

 

Often I find that somebody who is considering a move will only

be here for just a few short days.  So much is going on during that time.   We typically see as many homes as possible, but a great deal of our time is needed just to orientate the client to our community, and all the wonderful things that Pullman has to offer.


Also, as each Real Estate Market is unique, I find a lot of our time is spent educating my clients both to our market and our neighborhoods. Our town is divided into four Hills -  Pioneer Hill, Military Hill, Sunnyside Hill and College Hill.


So to better serve my clients, I am off to do a video

tour just for them as after spending some time with them, I have a pretty good feeling for what the are looking for.


This will help my clients make a decision as to if their are some homes that have peaked their interest for a return trip.

Beasley Realty Home Sweet Home Workshop is getting closer and closer! And I am personally excited to have BCL electric as one of the sponsors.  

You see, Kevin Ess is one of my home buyers from last year, and he will be the educational  spokesman for BCL electric at the workshop!  I look forward to seeing Kevin as well as learning about the information he has to share with us. Thinking of Buying For Your WSU Student? Condos and Manufactured Homes Are a Great Choice!

Washington State University Clock TowerThe last summer session of Washington State University is now over and many Pullman Washington residents are heading to their favorite vacations spots.  A wonderful hush is settled over our community.

It won't last for long.  In a few short weeks, fall session at WSU will kick in.  Faculty will be back gearing up for the Fall.  Seniors and House Mothers will be getting those Soroities and Fraternities ready for Fall.  And Rush will begin.  I sure hope they get the clock tower up and running.  I miss the familiar sound of the clock chiming.

A lot of folks are still moving in town.  And many parents are considering if they should buy a home for their student while attending WSU.  We have some great condos and townhouses, as well as manufactured homes that provide great housing instead of renting.  

Here are two lovely condos convenienty located in the Townhouse Condominiums in Pullman.  One has a walkout to lovely grass.  The other a walk out to a deck overlooking the pool.  These easy care condos are a great choice for the student who needs a quiet study spot with hassle free living.

Client Relationships ~ My Thank You To My Pullman Clients For Making My Day!

Yesterday just made my day!  What was it you might ask?  It was all about client relationships.  And that tells you that you must be doing something very right.

 

I was told when I started this business, just build good client relationships. That not only sounded like sage advice but it also fit Who I am.   When I entered into this field, I never entered into for sales,  it was always about helping folks.  It is my passion.  Don't get me wrong...of course I need to make a living.  But high sales are not my priority.

I  live on a quiet cul-de-sac.  So really the only folks we see live in the neighborhood for the most part.  It was a hot summer evening so I had my windows and curtains wide open.  I was sitting in front of my computer madly trying to find a home for some folks relocating to Pullman when I looked up to see a young couple walking.  They were clients of mine who just bought their first house back in June.  I was so happy to see them, I ran outside to say hello!  They are two very special clients.  I count myself fortunate to have clients like that.

Next day, I go to work to find a note on my desk.  It is from the parents of some other special clients of mine who are here to visit from California.  They took time to stop in and say Hi...I loved that.  Again I am in such full swing to find these folks a house, I have to put that note aside till the end of the day.  I head up to help out at the family business still waiting to make that call, when I get a call from my son.  They had stopped in to meet my family at our shop!   He had called me to tell me he had sent them my way!    Again, I ran out to greet these wonderful folks!  We catch up to find that the young couple is now engaged...CONGRATS...and the parents are now proud Grandparents ...more CONGRATS!  I was so touched they came to see me to share their great news!

After that I head out to preview a few homes for my client.  I am driving down the road to pass another really great client waving at me from their sunroof after pulling out from their new home that we closed this year.  Another first time home buyer that has settled into their home with the most adorable little girl with another baby on the way so soon!  I had recently been invited to their house warming and it gave me the greatest joy for their little girl to show me her new room!

This may sound corny, but it wonderful feeling that makes me love what I do.....gosh am I fortunate!

In the early 2000′s, real estate wasn’t risky, it was an investment with guaranteed returns, and large returns at that. People were buying homes and just five years later selling for double what they paid. It was a ludicrous business, and everyone was hopped up on the real estate bubble.

Today real estate is a more risky business, in the short term anyways. Long term, real estate is still a great way to invest money. One thing people are worried about the most is, where is the bottom of the market? Is it here?

Are we going to see a double dip and watch real estate prices continue to plummet? Possibly, but lower prices isn’t your biggest risk if you plan on buying real estate.

Your Biggest Risk In Buying Real Estate Is Higher Interest Rates.

Interest rates, again, hit all time low’s this week. To be honest, these rates are a little ridiculous. You could buy a home today and pay it off in 15 years when it would have taken you 20 years to pay it off with the same payment just 3 years ago. Let me show you what I mean for those of you who are visual people. (30 year mortgage)

Today’s Interest Rates

Monthly Payment = $1,053  Interest Rate = 4.13% Buying Power = $240,000

Interest Rates 3 Years Ago

Monthly Payment = $1,053 Interest Rate = 6.83% Buying Power = $177,900

Do you see what I see? These numbers are incredible. I remember when people were happy to pay interest rates below 7%. I was happy to pay 7% on my loan for the home I own. I thought I was getting a great deal, and I was. But looking at interest rates today, I’m amazed.

As you can see, if you bought a home today, and prices dropped another 20-30 grand, you would still be way ahead. Because, as you know, with interest rates so low and the fed printing money like their getting ready to party like it’s 1999, inflation is looming.

Inflation means higher interest rates. Can you imagine where interest rates are going to be in 3-5 years from now? Are you waiting to buy in 5 years when the market returns? Why? When interest rates go up, you won’t be able to buy what you can now.  Your biggest risk isn’t prices going lower, but interest rates going higher.

Buying Your Pullman WA Home & The New Tax Credit!

Now is even a better time to buy a home in Washington State!  First Time home buyers now have until April 30, 2009 to have a signed around purchase and sale agreement for their first home and be eligible for up to an 8,000 dollar tax credit.  

The buyer also has a 60 day grace period to complete their financing.  So that  means you could be in your first home anywhere between the first snowfall in Pullman to our wonderful 4th of July celebration in Sunnyside Park!  

 

And now more first time home buyers qualify!  The annual income qualifications have also risen to 75,000 to 125,000 for singles and 150,000 to 225,000 for married couples! That is great news for first time home buyers!

 

Pullman WA HomeAnd don't feel left out if you currently own a home.  Now with the expanded tax credit it current home owners may also qualify for a tax credit up to 6,500!    They too must purchase by April 30, 2010.  And to qualify they must of lived in their current home for 5 consecutive years over the 8 previous years to qualify. The home must be $800,000 or less.... and be their primary residence between November 7, 2009 and April 30, 2010.  Income limits are the same as for the first time home buyers...75,000 to 125,000 for singles and 150,000 to 225,000 for married couples!  

Rates are still great.  I was speaking with a loan officer today and it is still possible for home buyers to get into a home for as little as 3 1/2 percent down!  What a great time to buy that  Washington home whether you are a first time home buyer or current home owner thinking about a new home.
