Preparing your home for sale in Pullman Washington or Moscow Idaho  is more important than ever in today's challenging market.  I know I work hard in conjunction with my sellers to make sure my listings give of the best impression we possibly can!   We have to!  The first few minutes are going to make it or break it!

We understand that we only get one chance to make a first impression! And with so many homes on the Pullman & Moscow market, our buyers have so many houses to choose from yours has got to stand out from the rest!  Make no mistake the time for first impressions has never been shorter!

 

 

This weekend I have spent  pretty much all day Friday, Saturday, Sunday  and Monday looking at homes with buyers in Pullman Washington.  As I am also licensed in Idaho, we also have the Moscow Idaho market from which to pick as well.   That is a lot of potential homes from which to pick!   Two were first time home buyers and the third is a potential candidate for the existing home buyer tax credit.  

 

 

 

It is important to remember that when a buyer walks into your house they will get a first impression within minutes!  Do please remember that a lot of these folks  are first time home buyers...They may not be able to see through the clutter, the things that need fixed, the smells, the darkness of an unlit home, or the coldness of an unheated home.. or a seller or tenant who interferes with a showing.  And they do really linger at those homes that show well...and those are the ones they remember positively!

 

Please Mr. & Mrs Seller...we all want to get that home SOLD...please help us help you...

I hear you Lori.  Sometimes I think sellers just don't really get it.  What I do from time to time is take my sellers to a couple area lisings so they see their competition.  This has been an eye opener for them in more ways than one -- pricing for example.    Good luck.. If all else fails, give them a sticky note reminder to put on their forehead. :)

Like yourself I work very hard in conjunction with my sellers to show their home in the best possible light.  Fortunately right now I have wonderful listings that show well!  But as I showed over the weekend, it became more apparent than ever the importance of those first few crucial minutes of showing a home....

Lori, you are SO right!  It amazes me that sellers don't realize that there are other sellers that are their competition who have their homes in pristine condition--staged to the hilt and show like a show home.  They don't consider that when they run out, leaving dishes in the sink or beds unmade.  It DOES make a difference.  The buyers think that if they don't care enough to leave the home in showing condition, they surely haven't maintained it well either.

Lori: Real estate sales are certainly a cooperative effort... At least your clients have you to help them- imagine how much worse off they would be if they tried to stage and sell their homes on their own!

Great post, Lori.  Unfortunately I am selling an empty house right now that has a musty smell.  The owner has no idea what the cause is and has never smelled it himself.  It certainly does not add to the attractiveness and leads to a less than stellar first impression which is so important.

Hello Lori,

I have to say that you hit the nail on the head!  I am a photographer and virtual tour provider in WA state, and I can't tell you the number of times that we have had to end up staging the home for the client.  So often we find that people have all types of clutter around that must be dealt with to make the photos look as good as possible to help sell the home.  We have now implamented a form that we send ahead of the shoot date which lists the types of things that need to be done in order to get quality photographs.  It is difficult to get it the importance of the list through to some of the clients that we encounter.  Great info. and thank you for the post!  Hope you have a great night!
