Preparing your home for sale in Pullman Washington or Moscow Idaho is more important than ever in today's challenging market. I know I work hard in conjunction with my sellers to make sure my listings give of the best impression we possibly can! We have to! The first few minutes are going to make it or break it!

We understand that we only get one chance to make a first impression! And with so many homes on the Pullman & Moscow market, our buyers have so many houses to choose from yours has got to stand out from the rest! Make no mistake the time for first impressions has never been shorter!

This weekend I have spent pretty much all day Friday, Saturday, Sunday and Monday looking at homes with buyers in Pullman Washington. As I am also licensed in Idaho, we also have the Moscow Idaho market from which to pick as well. That is a lot of potential homes from which to pick! Two were first time home buyers and the third is a potential candidate for the existing home buyer tax credit.

It is important to remember that when a buyer walks into your house they will get a first impression within minutes! Do please remember that a lot of these folks are first time home buyers...They may not be able to see through the clutter, the things that need fixed, the smells, the darkness of an unlit home, or the coldness of an unheated home.. or a seller or tenant who interferes with a showing. And they do really linger at those homes that show well...and those are the ones they remember positively!

Wineries are popping up all over Washington State as our reputation for wine is on the rise. Feel like sampling some Washington Wines in Pullman? We have two wineries here locally with tasting rooms.

Merry Cellars began in 2004 with their first crush. This family owned winery begun by Patrick Merry produces red and white wines from fruit grown in Washington. They are located at 245 SE Paradise Street in Pullman and their tasting room is open from 1-6 Tuesday through Saturday and by appointment. Insulating Your Pullman WA Home

This is a great piece discusssing the pros and cons of icynene blown in insulation in homes. As we look for ways to make our homes energy efficient, we also need to consider the long range effects of those decisions. Jay does a great job of looking at this issue...

Via Jay Markanich (Jay Markanich Real Estate Inspections, LLC):

This post will be something most of you have likely not seen before. It concerns foam insulation in an attic. It looks a bit like the top of a roof beer float, doesn't it! This foam is an icynene product. Icynene is an open celled foam, sprayed onto sheathing and/or supports, and completely seals an area. It is purported to be healthier than fiberglass, more energy efficient and certainly provides a quiet sound barrier.

This is one of two attic furnaces.

Above it you see the roof trusses supporting one of the angled sides of the hip roof above.

Those truss rafters are buried in the foam, and the foam goes right up to the sheathing. There is no ventilation. But I am told that since icynene is open celled the wood can breath. I don't know about that.

Often attic furnaces are up on a shelf created for its support. This hip roof is short enough that the foam closes off the ceiling completely above this upper level, and the furnaces are located on the sides. There is no attic access.

This photo represents one of my beefs with this product.

I am thinking years out. Sooner or later there is going to be a roof leak. Icynene actually allows water to flow through it, although it takes a very erratic and undetermined course. A roof leak can manifest in the drywall somewhere in this room, but the leak could be many feet away. Someone will have to find it from the outside. That will not be easy. Then, I understand, it is very difficult to remove sheathing that is glued on the underside by 24" of foam. Future repairs will be difficult at best. The roofer will have to be very careful not to break the foam when the sheathing is removed. If it is broken, or cracked moisture will get in and the system breaks down. The result is rot.

Another problem I have with it is that it expands as it cures. This happens very quickly. These HVAC ducts looked pretty crushed to me. If/when I do a final inspection on this house, determining if there is proper airflow through the ducts will be an important part of the inspection. But, if the airflow has been severely restricted by the foam you see here, what do you do?

This is one of those products without much history. We will see...

The last photo is of one of the squared bump outs on the fourth level. Rather than having a large attic, the hip roof affords the opportunity to add another level. I like this a lot. It is very efficient, and utilizes the space, which this buyer intends to use for an office.

The roof line is just above that window, with a gutter outside. And much of the ceiling on that level is flat.

There are canister lights throughout, many of which are buried as you see this one here. Good luck servicing that! Or exchanging it one day when it breaks. I hope the heat dissipates.

That is one of the things people will experience when the time comes.

My recommendation: If you should elect to have this icynene foam installed in your new home, either in the walls or ceiling, pick someone who is certified and has experience. This particular builder is the first in Virginia to use it. The subcontractor has been doing insulation and foam for 13 years. They are highly certified and obviously good at what they do. Improperly installed, or installed by an amateur who knows not what he is doing, this stuff makes for BIG, BIG problems. There is little room for error. So be smart!

Pullman prides itself on a community that provides educational opportunities for all ages, and our kids are no exception! We are fortunate to have at our disposal the PALOUSE DISCOVERY SCIENCE CENTER. They are a regional hands-on and minds-on science center that promotes science, math and technology with loads of activities for children to explore! So have fun and learn at the same time!! And it isn't just for kids...they have loads of stuff for "kids" of every age.

The activities for kids are divided into two group ages. Dr. Universe has a “Just Ask Why” activity group geared for children 2-5 which meets on Fridays. Call the Palouse Science Discovery Center for Times. On Tuesdays through Fridays the activities for children 4-7 are geared toward a theme for after school learning that begins at 4:00.

The themes for February are:

Feb 3-6 Landforms
Feb. 10-13 Everybody Eats
Feb. 17-20 Fish
Feb. 24-27 N, S, E, W

The discovery center itself is open Tuesdays through Saturday from 10 to 3. Admission is $6 for adults (12 years -54 years) $5 for Seniors (55+ and free on Friday) $4 for children (2 years - 12 years) Free for children under 2!!!

Thanksgiving Food Drive in Pullman WA

Thanksgiving Food Drive

Thanksgiving is a time to stop and be truly thankful for all the blessings that we enjoy in life. I am thankful to be a part of a team of real estate professionals at Beasley Realty who care about the needs of those who might need a little help this Thanksgiving.

Although there are so many worthy causes from which to chose, we decided as a team to donate to the Pullman Child Welfare. It gave each of us great joy to deliver the sacks of food, knowing that it would make such a difference in the lives of so many families within our local Pullman Washington community.

In total we donated 466 pounds of food which consisted of 35 sacks of side meals for a family Thanksgiving, as well as an additional 54 large cans of soups and stews to the Pullman Child Welfare.

I encourage you to do what you can when you can for those in need. The joy you receive in helping others will far outweigh the gift you give!!! I know that personally my Thanksgiving Dinner will be that much more enjoyable knowing that little ones will be enjoying their Thanksgiving Dinner Too!

Buying Versus Renting - Lori Cofer, Beasley Realty

As a REALTOR® in Pullman and a member of the Whitman County Association of REALTORS, I take great pride in helping buyers find a house to call home. Often I am asked, "should I buy or rent?" Each individual situation is unique of course, but there are certainly added benefits to purchasing your own home.

Obviously, the first reason is PRIDE OF OWNERSHIP. We live in a great country where we have the privilege to privately own property. Owning your own home is part of the American Dream.

Second, is THE OPPORTUNITY TO CREATE WEALTH. This is done both through APPRECIATION and EQUITY. Real estate is not like the volatile stock market with sharp increases and decreases. Instead, it is a long term investment that yields long-term growth in value. For example, on a typical fixed mortgage you are decreasing your debt with each and every payment that you make! At the same time, as the value of your home rises, you are gaining appreciation on your investment! It is a WIN-WIN situation! When you pay rent, it is money gone never to be seen again. And instead of creating your own wealth, you are creating wealth for your landlord.

RENT OWNERSHIP

TAX BREAKS is the third reason for owning your own home versus renting. The US Tax code allows home owners tax deductions for the interest that you pay on your mortgage, paid property taxes as well as some of the costs involved in buying your home.

Fourth is STABILITY. When you have a fixed mortgage you know exactly what your payment will be and that will not change. Rent, however, is always subject to increases. As rental property becomes less available, it is inevitable the rent prices will increase! It is the rule of supply and demand.

Fifth is THE FREEDOM TO DO AS YOU WISH WITH YOUR PROPERTY. You don't have to ask permission to improve the property. The house belongs to YOU! The choice is YOURS! And best yet, most improvements you make to your property increase YOUR HOME‘S VALUE!

These are just a few of the benefits of owning your own home. There are so many more!
